DESIGN CONCEPT

The design intent for this project was to seamlessly integrate modern function into a classic residence while preserving its architectural integrity. The homeowners sought improved accessibility and a more practical use of the upper levels without detracting from the home’s original charm. The new dormer was designed as a natural extension of the existing structure, with careful attention paid to proportion, materials, and roofline continuity. The result is a balanced addition that enhances daily living while maintaining a timeless aesthetic consistent with the rest of the home.

ORIGINAL FLOOR PLAN

Before renovation, the upper level of the home offered limited headroom and constrained circulation, with vertical access between floors dependent solely on a traditional stairway. This configuration limited accessibility to the upper and lower levels and created a separation between the main living areas and the private spaces above. The third-floor layout was largely underutilized due to sloped ceilings and minimal natural light.

NEW FLOOR PLAN

The reconfigured plan improves circulation and usability across all levels of the home. Structural modifications were completed to support the updated layout, integrating seamlessly with the existing foundation and framing. A new shed dormer was added to the third floor to increase ceiling height and usable square footage, while allowing natural light to flood the previously enclosed space. The revised layout transforms the upper floor into a functional guest suite with a private bath, closet space, and comfortable seating area. Circulation was improved throughout, creating smooth transitions between the new and existing spaces.

The guest bathroom features custom-stained cabinetry designed with traditional paneling and clean, timeless lines. The wood finish brings natural texture and warmth to the room, complementing the surrounding tile and countertop selections. Storage solutions were tailored to maximize functionality within a compact footprint, offering both visual balance and practical use.

TILE AND STONE

A mix of refined tile and stone surfaces was selected to ground the new bath in understated luxury. The main bathroom floor uses a matte-finish terrazzo-look tile, providing a soft pattern and durable surface underfoot. Shower walls are lined with a light ceramic tile for brightness and visual expansion, while the shower floor introduces honed mosaic stone for subtle contrast and added texture.
